Emergency Meeting - Road Repair : August 27, 2011
Due to the nature of the weather, the Board held a quick meeting in front of 10 & 47 Hunter Road to discuss two estimates in which Stephanie Kieffer obtained to repair the drainage issues that cause icing during the winter months. You can see the work required in this rough drawing. Two estimates ranged from $1700 to $2200 based upon their scope of work, timing, and possibility if there would be ledge. The Board reviewed both estimates. Nate Bradley made a motion to approve the estimate of $2200 from A-Z Landscaping, LLC to install new drainage in the area. Mike Frisbie 2nd the motion. All approved. Estimate can be seen here. The other estimate of $1700 form Lindquist Power & Landscape can be found here. Stephanie will communicate to both parties the decision made and will finalize a date to commence the work. This will take anywhere from 4-8 hours to complete. The Clerk will send out letters to all neighbors to ensure they are aware that they will need to park at the end of Hunter or in other's driveways during this time.
Said date should be after Wednesday, 8/31 to allow proper communication and preparation.
There will be a phase 2 of this project to push the water out of the current drain near 56 Hunter to drop it below 24" and to pass the water down Hunter and into the wetlands to the South. We will request an estimate of this work from A-Z Landscaping, LLC to understand what monies will need to be saved for our 2012-2013 Budget.

Foxes in the Community
Jason and Melissa found three red foxes in their yard Tuesday morning at 6 am. "When I opened up the door they just stared at me before moving on. There are lots of small animals in our neighborhood so I'm concerned." The link below provides info on foxes (diseases they carry, things they eat) and some of the things homeowners can do. http://www.ct.gov/dep/cwp/view.asp?A=2723&Q=326072

Keep Watch
Please take notice that there have been multiple incidents in Danbury and surrounding towns that describe an increase in robberies of homes and cars, stolen snowblowers and cords of wood over the last week.
Our first concern is the safety of our homeowners and visitors.
We hope that if you are home during the daylight hours, as well as night time, to take extra care in watching your personal property, as well as keeping a watchful eye on your neighbors. We can only hope
your neighbor would do the same for you.
If you do see anything suspicious, do not hesitate to write down any license plate, take description of any vehicle or persons of interest, and report them to the Danbury Police immediately.

SALT AND SAND
Due to further research and direction from our contractor, we will not be spreading the "magic salt" until the day before a snow storm due to its reaction with falling snow. Its also best use is not against already "aged ice spots", as its best applied to bare roads. So in the interest of the community and to control spending, we will continue to regularly salt and sand the road to decrease the ice that exists today in hopes that it will melt to expose the road. Thanks for your attention.

Salt and Sand Notice
Please take notice that due to the buildup of ice on all roads in the community, the Board has decided it’s necessary to upgrade from rock salt to “magic salt.”
Magic Salt not only helps get rid of the current ice, but it helps build a protective base as it melts. Future snowfalls and icing will experience faster burn off without plowing.
Magic Salt is environmentally safe. There are no documented concerns for the safety of well water, grass, people, pets, or any visible residue. It is actually safer and cleaner than using regular rock salt.
Distribution of the “Magic Salt” will begin on Wednesday, February 9th, 2011. Our goal is to have as much of the current icing on the road gone before the next snowstorm that is being forecasted.
Concerns? Please contact the Board ASAP.
